I am a Certified Transaction Coordinator that has been in the Real Estate Industry for over 4 years. I would like the opportunity to serve you in your Real Estate business and take some of the work off of your hands so that you have the time to generate more business. I love what I do and I am very trustworthy. I take pride in all that I do, I am organized and I am task oriented. I have experience working with a few different file management systems such as Ez Coordinator, Relay, Homebase, and Skyslope. I am also knowledgeable when it comes to Docusign, Zipforms and the MLS Systems. Please see below the duties I will and will NOT perform as your Transaction Coordinator as well as my pricing list. Thank you for your time and consideration. ~~~~~~~~~~ LISTING SIDE: ~~~~~~~~~~~~

  • Review the Purchase Contract, Addendum, Counter Offers to be sure that all signatures, Initials, dates are there and that the documents are fully executed.
  • Email all parties to Introduce myself
  • Open Escrow if needed and obtain Escrow number for file. -Give all parties copy of the executed contract
  • Make sure the NHD Report has been ordered and if not order it.
  • Prepare Sellers Disclosure Package which include all Brokers forms, Reports, ect.
  • Deliver these Via Docusign or email for signatures.
  • Calendar important dates
  • Once disclosure package comes back send complete package to Buyers Agent for signatures.
  • Make sure all Inspections have been ordered and completely in a timely manner.
  • Send all reports to Buyers Agent
  • Send copy of Termite Report/Clearance to Buyers Agent and Escrow.
  • Keep weekly contact with all parties
  • Always keep an online file and check documents every few days to make sure everything is running smoothly.
  • Deliver a complete and digital file to Agent/Broker after close (within 3 days) ~~~~~ AGENTS RESPONSIBILITIES: ~~~~~
  • Provide TC with all contact information
  • Give TC a complete Agent Visual Inspection (AVID)
  • Review Escrow Instruction, Commission Instructions, and Preliminary Title Report
  • Negotiate Repairs and any changes that might occur during the contract
  • Communicate any and all changes to your TC ~~~~~~~~~~ SELLING SIDE: ~~~~~~~~~~
  • Review Purchase Contract, Addendum and Counter Offers. Must be fully executed.
  • Contact all parties to introduce yourself
  • Contact Escrow to obtain Escrow number and Agents Opening Package
  • Be sure to that disclosure package is received withing the contract timeline
  • Provide a copy of all booklets and reports that are required for them to see
  • Monitor Contingencies thorough the transaction
  • Maintain weekly contact with all parties
  • Keep a digital file and always update throughout the transaction.
  • Fully Complete and deliver a digital or paper file to the Agent/Broker after Closing (within 3 days) ~~~~~~ AGENTS RESPONSIBILITY: ~~~~~~
  • Give all contact information to the TC
  • Complete Agent Visual Inspection (AVID)
  • Review Escrow Instruction and Preliminary title Report
  • Negotiate any and all Repairs
  • Advise the Buyers regarding the Contingency Removals ( I will give you a reminder of timelines)

MY FEES: Selling Side: $ 275.00 Listing Side: $ 295.00 Dual: $ 400.00 Cash: $ $250.00 Referrals: $25.00 Gift Card Extras: TBD
